Keeping you informed
Keeping our clients informed is what makes Islintons Estate Agents work so well. Failure to keep landlords up to date is what leads to lack of knowledge and trust from the landlord. We provide our clients with feedback via telephone, email and letters to ensure our clients are up to date.
Finding the right tenant
This is one of the most important aspects of letting your property. Not only is it vital that the potential tenant is able to proceed but it is also important that this is the right tenant for the property and everything can be completed within a time frame that suits you.
We have a range of clients from corporate to professional to families.
Qualifying Applicants
The moment we meet the potential tenant is the moment that the tenants will begin their assessment for suitability. If we feel that the potential tenant would not be suitable we will inform you prior to any applications being completed.
If we feel the client is suitable we begin the application process. This includes 5 years previous history including employment, accommodation and credit ratings. We also require photographic I.D and proof of address. These investigations greatly reduce the risk of a problem tenant.
Agreeing the let
All the terms of the agreement are made in writing to both parties prior to signing to ensure that there is no confusion and problems won’t arise at a later date.
Tenancy Agreement
We will draw up the relevant agreement depending on the type of tenancy required. The most common is an Assured Shorthold Tenancy Agreement. Some of our clients wish for their own agreement to be used. Islintons Estate Agents are happy to use this but it would have to be reviewed to ensure it complies with the law before it can be signed.
Rent and Deposit
We will collect the first months rent plus deposit off the tenant prior to the commencement of the tenancy. By this stage we will already know whether you have opted for an introduction only or management service and the rent and deposit will be processed accordingly.
